HSL opens Resort-Themed Showhouse at La Promenade

HSL has opened a new resort-themed showhouse at Precinct Grande, phase three of La Promenade—its 200 acre gated community, which is among East Malaysia’s most luxurious.

Valued at RM3.48 million, the three-storey duplex offers 4,080sqft of walled-up space. It includes a private home lift and an elderly-friendly bedroom with an en suite bathroom on the ground-floor.
Only 20 homes in this resort series will be built; construction is about 70% complete, with completion expected
within nine months.
Bare units start from RM2.8 million. The next similarly sized duplex release at La Promenade is at least three years away.
In keeping with La Promenade’s landscape-first planning, open greens account for 17% of the precinct and average density is only 4.7 homes per acre. Trees were selected to increase canopy cover, particularly along
linear parks and playgrounds.
During a pre-sales preview for existing HSL buyers and clients, around half a dozen units of the latest duplex were sold.

SOLD OUT: Earlier phases at La Promenade are fully sold out.
“This showhouse is special to HSL. It’s the largest unit we’ve ever fully fitted out—every bedroom dressed, all
appliances installed and working, and mature trees pre-grown in our nursery for the last five years,” said HSL
Managing Director Dato Paul Yu Chee Hoe.

HSL engaged architect David Ong for Precinct Grande. “HSL’s briefs are never repetitive. For Grande, the
brief prioritised extra private space for the homeowner,” Ong said.

ONG: We shaped the entire third floor as a lift-served private suite—quiet, flexible and ideal for multigenerational living.
“In response, the entire third floor of the Resort Duplexes functions like a private condominium: step out of the lift into a single, luxurious suite with bedroom, study, reading nook, walk-in wardrobe and a his-and-hers
bathroom—over 1,000 sq ft on its own.”
Interior design is by Studio Objects of Affection. Principal Amily Voon said: “We re-planned key areas to frame
garden views and chose furniture to complement the resort character, rather than relying on off-the-shelf pieces.

INTERIOR DESIGN: Sightlines were planned to frame gardens and choose durable, timeless pieces for a calm, resort character.
SUITE: The third floor is designed like a private condo for the homeowner.
“Furniture were all imported, and every joinery is custom made. On top of that, all wooden floors are real wood
– solid merbau in fact – and all stones are natural, not manufactured.
According to Tay Chiok Kee, head of HSL’s property department, Precinct Grande carries forward La Promenade’s landscape-first approach.
LIVING: Verandahs on both sides gives the living-dining-kitchen ample cross-ventilation—a feature unique to HSL’s back-to-back duplexes.

LIFT: Private home lift comes standard in HSL’s latest three-storey homes.
“Every home enjoys a shared garden either to the side or rear, adding greenery and privacy between neighbours. Grande also features our largest clubhouse to date, which will include a 26-metre saltwater pool.
The clubhouse, gym and function rooms are exclusive to Grande’s 93 homes, ensuring privacy.

PRIVACY: Linear parks double as landscape buffers for added privacy.

GREENERY: La Promenade’s greenery is maintained by HSL’s 30-member in-house landscaping team.
“We collaborated with three architecture practices—David Ong, MNSC Architects and IntoDesign Lab—each
taking a segment to create a cohesive yet varied estate.”

SECURITY: There are two layers of security for La Promenade: a whole township guardhouse and a second precinct guardhouse, where presenters were filming a tour video yesterday.
HSL is currently building the last block of eight bungalows in Precinct Grande.
Pipeline components at La Promenade include a follow-up precinct (working title Precinct One), townhouses, a mall extension that will triple current retail space, and add serviced apartments and mid-rise offices.
MASTERPLAN: La Promenade is planned as a “township within a park”.
Recently, HSL launched its first HSL Property Expo at La Promenade Mall, coinciding with the mall’s Oktoberfest as part of the What About Kuching (WAK!) festival, which runs until Oct 5.
HSL is a multidisciplinary construction and property group headquartered in Kuching.
Its projects include green infrastructure such as the centralised sewerage systems in Kuching and Miri; connectivity works including the Sibu portion of the Pan Borneo Highway; and education facilities in Bintulu and Mukah.
